3J provided civil engineering and water resources services for a ground-up residential community in Apache Junction, Arizona, on the eastern edge of Phoenix Metro. The Residences at Apache Trail delivers 201 single-story units across a thoughtfully designed campus that includes a clubhouse, fitness center with yoga room, co-working space, BBQ areas, and a dog park. The unit mix of one, two, and three-bedroom homes gives the community a range of options for residents at every life stage.
Design for the site included pedestrian and road widening improvements to 1,900 feet of E. Broadway Avenue and 540 feet of S. Tomahawk Road. These improvements included road widening to accommodate bike lanes, curb and updated striping, curb ramps, and meandering for landscape features. Stormwater improvements including scuppers, and rock-lined ditches.
3J also worked with Arizona Water to lower approximately 120 feet of 12″ water main to achieve the necessary cover to meet the minimum standard.
The site sits within a 100-year floodplain, requiring a full hydraulic analysis and a Letter of Map Revision (LOMR) from FEMA before the development could move forward. The LOMR required detailed 2D hydraulic modeling to demonstrate that the proposed development would not increase flood elevations on adjacent properties — an analysis that had to account for the site’s relationship to Weekes Wash and the broader stormwater conveyance system in the area. 3J secured LOMR approval, and the City of Apache Junction’s Stormwater Manager recognized 3J’s application as the fastest to receive approval.
