A new senior living and memory care center situated in Portland’s Historic Laurelhurst District.
3J provided civil engineering for a new senior living community in Portland’s historic Laurelhurst District. The 146,000-sqft development provides 115 assisted living and memory care units, 83 suites for assisted living and 32 suites devoted to the care of those with Alzheimer’s and other dementia-related diseases. The site incorporates multiple elevated outdoor courtyards for residents and visitors to connect with nature, as well as 62 parking stalls in the lower level parking garage for residents and staff.
The property’s configuration and elevation changes between streets required creative solutions. The site utilized the existing grades of the surrounding street to provide building access from multiple levels. Our team successfully devised a stormwater infiltration system to fit within the limited site area, and included planters to manage runoff effectively. A historical building in close proximity to the site necessitated careful consideration in the design phase to ensure a harmonious blend of old and new.

The project features two outdoor spaces, one within the memory care until that features raised beds and pathways, and rooftop terrace that serves as a gathering place with views of Southeast Portland.
The site utilized the existing grades of the surrounding street and allowed access to multiple level entries.
With the project site bordering a commercial street and a residential neighborhood, one of the project’s objectives was to seamlessly merge urban living with the tranquility of a residential neighborhood.
