About this Project

In 2021, J.T. Smith Companies hired 3J to provide project management, land use planning, civil engineering, water resources engineering, and construction inspection services for this multifamily development project. This new 76-unit apartment complex is nestled conveniently along HWY 99 in Tigard. The 3J team provided creative solutions to maximize space on this unique hillside site. The steep terrain required an innovative design approach. We explored 8 different site plans and grading strategies before identifying the final design. Stepped foundations and tuck-under parking provided stability and optimized site spacing. We employed 3D visualization modeling to refine the final design and used drone photography to capture progress during construction. Our design ensured the development met high-density zoning requirements while providing ample amenities for residents, including a fitness center, dog park, pavilion, and many landscaped areas for sitting and relaxing. This development is a welcomed addition to the Tigard community. Several other developers passed on this complex in-fill property. We’re proud to be part of the team that turned it into an inviting multifamily community.
